What do I invest in? This is a common question and there isn't one answer for everyone. There are many ways to go about investing in real estate. Here are the pro's and con's of different types of real estate.

- Tenant usually pays all utilities
- More desireable to most renters
- Easy to manage
- Easy to liquidate
Condo's/ Townhomes
- No outside maintenance
- Lower cost, lower rents = more people can afford it
- HOA usually pays water/sewer/trash bill
- Usually separately metered for elecric, tenant pays
- Easy to manage
- Usually better cashflow
- Easier to cover the note
- Lower vacancy rates
- Hands off- best to hire a property manager
- Cheaper per unit, usually no hoa fee

Jesse Reeves has been in the business for quite some time and can do anything that has to do with building or repairing a property. Jesse is also a home inspector, he does almost all of our inspections for our investors and our end user buyers.
WHOLESALERS
- U Fix Em Properties, LLC - Bob Gomez - 480-695-3229 or Dave Jacobs - 602-809-6622. Bob and Dave have been doing great business for quite some time. Both are active members of AZREIA as well as other sub-groups. Bob and Dave help their clients through the rehab process almost always have properties for sale.
MISC SERVICES
- Service One Home Warranty - Deke McBride - 602-316-2635 - d.mcbride@s1hw.com. If you need a home warranty for yourself, or if you want to use it as an incentive when you sell your investment property I recommend Service One. I have used them persoally and always received good service.
- American Property Inspections - Jesse Reeves - 602-228-1072 - reevesaznspect@aol.com. Very knowledgable and very reasonably priced. Never buy a home without a home inspection, a couple hundred dollars will save your THOUSANDS in the long run.
